Real Estate Transfer Taxes in the Crested Butte Area

While the state of Colorado does not allow areas to create new real estate transfer taxes, there are some areas near Crested Butte that adopted a transfer tax before that amendment was passed.  Since these transfer taxes are calculated based on the purchase price, it is important to know if there is one that applies to a specific property as it could have a substantial impact on your bottom line.  How transfer taxes are split between the buyer and the Quick read more or view full article seller is negotiable so be sure to talk to your Realtor to determine how best to handle this in your Colorado Contract to Buy and Sell. 

In the Crested Butte area there are three transfer taxes.  

The first and largest is the Town of Crested Butte Real Estate Transfer Tax of 3%.  This applies to the transfer of any property within the town limits.  Half of this tax goes to the preservation of open space outside the Town limits of 1991.  The other half goes into the Town’s General Capital Fund.

The second area with a transfer tax is the Prospect Area of Mt. Crested Butte.  This includes Prospect Subdivision and Wildhorse at Prospect. This 2% transfer tax is collected by the North Mt. Crested Butte POA and then are transferred to Reserve Metro District No. 1.  The money is currently used to pay off some equipment and other debt regarding road construction as well as road maintenance expenses.

The third and final transfer tax applies to sales in the Grand Lodge, Lodge at Mountaineer Square & Elevation.  Funds are used to cover operating costs - snow removal, snow melt systems, landscaping, exterior grounds maintenance.  It is also used for promotion & events in Mt. CB - includes free summer music series.

Up Next in CB: Al Johnson Uphill/Downhill Telemark Race

It wouldn’t be Crested Butte without wacky costumes and unique events which is just what you will find on March 19th on the resort. Participants in the 43rd Annual Dan K Memorial Al Johnson Uphill/Downhill Telemark Race will put on costumes and their telemark gear. They will “let loose and free those heels” as they climb 660 vertical feet and descend 1200 feet down double-black diamond steeps. This year’s event is a fundraiser for the Crested Butte Avalanche Center.

Year-End 2016 Market Report

The overall Crested Butte real estate market for the areas of Almont North ended ahead of 2015 by over $16.7m and 11 transactions. Not only are properties selling for almost 94% of their list price, the average days a property is on the market before it sells has gone down significantly. Snowmageddon 2017

Yes it’s true, Crested Butte welcomed 2017 with massive back to back snowstorms that dropped over 100” of snow in 14 days. Although it was a lot to handle at once, we are grateful for the amazing skiing it brought and the wildflowers that will ultimately result from the extra water. Just as we are starting to feel caught up with shoveling, it’s time for more snow to come our way. We would like to give a shout out to our amazing snow plow drivers, emergency personnel and ski patrollers who work extremely hard in these adverse condition to keep everyone safe. Thank you!

If you weren’t here to experience the last storm for yourself, here’s a brief recap of the events from just Monday January 9th:
  • For the first time in over 20 years, Crested Butte Community School was closed for a Snow Day! There was also a one hour delay on Tuesday 1/10.
  • The Gunnison County RTA suspended bus service between Gunnison and Crested Butte for a few hours due to poor visibility and driving conditions.
  • Due to the safety of their guests and employees, Crested Butte Mountain Resort even closed early.

The Story of Red Lady

One of the most common questions we get is “Why are you called Red Lady Realty?” Another favorite question is “Who is the Red Lady?”
Red Lady is the unofficial name of Mt. Emmons, the mountain with the open bowl that overlooks town at the west end of Elk Avenue. Because of its prominent location you will find that there are a lot of things that carry the name “Red Lady” here. There are two streets, there was a Quick read more or view full article Red Lady Ale and you can even attend a very Crested Butte-style ball involving costumes and the annual crowning of an actual Red Lady.
How the mountain got the name isn’t clear. It has been said that the lights from the red light district of town used to create a red glow on Mt. Emmons at night, but given that it would take a lot of power and many red lights to get that far, it seems unlikely. Anyone who has witnessed a Crested Butte sunset might be more likely to believe another theory told by old-timer Tony Mihelich when he was 93 years old. “Sometimes when the sun set just right in the summer, it looked like a picture of a red lady up there.”
As the mountain Red Lady stands proudly over the town of Crested Butte, Red Lady Realty is proud to be an integral part of our community with money & time contributed to many local organizations. While we haven’t been around quite as long as the mountain, Red Lady Realty is the Oldest Real Estate Company in Crested Butte and we plan to be here for a long time to come.

Big Air on Elk Party at Red Lady Realty

The Story of Red Lady (the mountain)

Red Lady (the mountain) gets its name from a bowl on Mt. Emmons which faces the town from the West.

Holding snow into the early summer, Red Lady is a local’s favorite for late skiing.  How it got its name reaches back in local lore.

The common story around town is that the many red lights from the red light district used to cast a hue on Mt. Emmons at night - hence the name.  But, given the Quick read more or view full article available wattage of the turn of the century light bulbs, we thought a little more research was called for.
75 –year-old “Whitey” Sporcich says he doesn’t know.  “We always just called it that.  Maybe because it used to have a burn down the upper left section that was kind of red colored.” A short conversation with town patriarch Tony Mihelich may have solved the mystery.  “Sometimes when the sun set just right in the summer, it looked just like a picture of a red lady up there.”  At 93 years of age, when Tony gave us this story, it didn’t make much sense to question him.
His version works just fine for us.
